The OP does not say which Arduino library he is using, and how closely he is following the CMU paper in both software and hardware setting up and testing. 

So I am trying to narrow down the question on AD5933 only, and investigate the possible causes of unreasonably low speed of impedance conversion. In other words, in this discussion, the CMU TOMO paper is not considered at all 

Logic Level Conversion Hardware Setup

The follow logic level converter board is used in this test. The first 5V to 3V3 step down regulator is found bad. So I need to replaced a good one. This is a bad sign.  Anyway, I will move on.
